LOGISTICS DEVELOPMENT OF 115,000 SQM ON BROWNFIELD SITE IN ROOSENDAAL (THE NETHERLANDS)
Campus A58 is a good example of a successful XXL logistics development on a brownfield site with LCP using their technical expertise to revitalize a formerly redundant site in optimal integration in its direct surroundings.

By closely managing challenges following public resistance during the permitting procedure and in a later stage the construction price increases and limitations in material availabilities as a result of the COVID pandemic, LCP has delivered value for their business partners.

Finally leasing took maximum advantage of the flexible set up of the building, allowing perfect adaptation to the tenants needs.

LCP RESPONSIBILITIES

Land Acquisition

Shortly after the successful start of their activities in the Netherlands, LCP concluded its 2nd land acquisition in 2017 in Roosendaal, a top 3 logistics location in the Netherlands.

The plot of 21ha is strategically located between the large seaports of Rotterdam (50km) and Antwerp (53km) and on the intersection of the A17 (Moerdijk-Roosendaal-Antwerp) and A58 (Eindhoven-Breda-Tilburg) motorways, making the whole of mainland Europe easily accessible.

Brownfield Development

The site contained multiple facilities formerly in use for the production and distribution of fluorescent tubes.

LCP monitored the demolition works and the remediation of residual soil contamination to make the plot ready for construction for the envisaged logistics development & use.

Construction Development

After the site acquisition LCP prepared plans for a modern logistics centre, as well as several built-to-suit alternative designs for specific users. In 2020 LCP decided to continue preparations for a Grade A logistics Campus with an optimal user flexibility and at the highest market standards. Two separate buildings are divisible in up to 10 units, all with their own entrance, office, social rooms and preparations for mezzanine floors. Special features being amongst others super flat warehouse floors (Class 1 – NEN2747), allowing wide aisle, narrow aisle and automated storage systems and an ESFR sprinkler system prepared to accept all common goods types including in rack sprinklers. Following successful permitting and tendering, Phase 1A comprising a 48,000 sqm warehouse facility (4 units) was constructed in 2021.

Leasing

Approximately 4 months prior to completion of Phase 1A a tenant for the full complex of 115.000m2 in total was found with the top four global food retailer Lidl.

In December 2021 the 1st Phase was taken into use. Directly after this construction of the Phase 1B and Phase 2 of respectively 48,000 sqm and a separate building of 19,000 sqm commenced with the handover of the full complex to take place in February 2023. Upon customer request several building modifications have been provided (tenant extra works) by LCP’s in-house team, including 1,250 sqm offices and social rooms, extra forklift loading points and additional truck parking places.

Sustainability

LCP's core value with regard to ESG aspects of development is confirmed with a BREEAM Excellent certification ambition.

As part of the removal of the former facilities on site soil remediation and re-use of demolition materials. The asset benefits from LED lighting, energy efficient heating systems, rainwater retention basins and ecology measures, including trees, plants and nest boxes for protected species. Furthermore the roof structure and electricity transformers have been prepared for realization of photovoltaic roof panels for a maximum capacity of 20MWp.

Sale to Tritax

In February 2022 LCP agreed the sale of their largest Logistics Development in the Netherlands to Tritax Eurobox.
